Frequently Asked Questions

 

  • What is an RV Park Model?

RV Park Models are classified as recreational vehicles and are primarily designed as temporary living quarters for recreation, camping or seasonal use.  They are built in a factory-controlled environment on a single chassis, mounted on wheels, and have a gross trailer area not exceeding 400 square feet excluding any porches or lofts.  Each Park Model is certified by the RPTIA member manufacturer as complying with ANSI A119.5 building codes.   • How much are the cottages?

                 Cottages start at $74,499, including landscaping, full furnishings, linens, dinnerware, and cookware. Access to the rental pool receiving 33% of the rental

  • What is the rental pool?

Like many condo resorts throughout the United States, when owners do not occupy the cottage, the cottage will be placed in the rental pool to provide overnight accommodations for resort purposes.  The rental income will be divided between Mill Creek Ranch Resort at 67% and the cottage owner at 33%, based on the current rates.

 

  • What is the rental amount?

Cottages: $125 per night / $150 Trade Days. Cottages are beautiful, fully equipped units with a full kitchen, microwave, living room with sofa sleeper, full-sized baths, TV and sound system, and a wonderfully comfortable queen-sized bed in the bedroom, (sleeps 4).

 

The Mill Creek: $150 per night/ $175 Trade Days. The Mill Creek has the look of that quaint cabin in the woods, but has the luxury of a 5-star resort. All are equipped like our cottages, but with the upgrades of a loft and include an electric fireplace, (Sleeps 4 plus a loft for 2 children).

 

The Executive: $175 per night/ $200 Trade Days. We have a limited availability of Executive Cabins equipped for that very relaxing time away from home, (Sleeps 4).

 

  • Does the sales price of the cottage include the land?

In one sense, the answer is yes. By that it is meant that purchase of a cottage enables you full usage of the entire resort. However, there will be no fee transfer of the cottage site.

 

  • Do I have to pay an annual property tax?

       No, at the present time in the State of Texas RV’s are not subject to property tax or school tax.

 

  • What is included in the Resort Amenities Package?

It includes water, sewer, daily trash pick-up, fire protection, Wi-Fi, cable and telephone; lawn and garden maintenance and irrigation (which means the neighborhood will always be beautiful); fishing rights to 7 ponds, use of 2 pools and a hot tub; use of playgrounds, trails and parkways; concierge service; outside maintenance; lease of land; marketing to keep the cottage rented and full-time security.

 

  • Is the cottage tax deductible?

This is not a question we can answer carte blanche. It depends on individual usage and your tax situation. But in general, if the time available in the rental pool meets the IRS guidelines for rental property, the answer would be yes. You should check with your IRS representative or your CPA.

 

  • How do we get around in the resort?

Mill Creek Ranch has an extensive network of walkways. Most guests will find the travel from activity to activity does not require excess walking. However, if a guest cannot walk or, for whatever reason, does not wish to walk, a concierge service is available. Furthermore, cottage owners would have available the rental of golf carts. Cottage owners are also allowed to bring their personal golf cart but must take it with them when they are not here or pay a storage fee to store it in a secure storage facility.

 

  • Can I bring my own golf cart?

Yes, an owner may bring their own golf cart, but they must either take it with them when they leave, or store it in an off-site storage facility. An on-site storage facility is soon to come.

 

  • Where do we park?

All cottage users will park in a common parking lot.

 

  • Is there an annual resort fee?

There is not an annual resort fee or a membership fee.

 

  • Can I use the resort facilities for my family reunion or wedding?

Yes, you will have first option on space available.  Cottage owners receive a 50% discount off all facility rental fees.

 

  • Do you offer financing?

Our experienced sales personnel will assist you with the application process and will search the available market to find the best possible financing package.  Various independent banks provide the lending; Mill Creek Ranch Resort will not finance directly.  However, our staff will assist you in securing financing, as well as insurance, if needed.

 

  • How long does it take to build a cottage?

Depending upon the manufacturer’s backlog, normally it will take 4-5 weeks. There are also cottages available for immediate occupancy.  For specific details on the cottages and cabins available for immediate occupancy, please call 469-853-3172.

 

  • How secure is my cottage when I’m not there?

Mill Creek Ranch Resort provides security gates at both the entrance and exit areas of the resort.  There will be security codes or cards available to access these gates.  A general presence of resort personnel will be available to demonstrate surveillance and diligence of protection of property.

 

  • Can I bring and store my boat or RV while I am here?

                There will be a secured area for short-term boat and RV storage.

 

  • Can we live here full time?

Mill Creek Ranch Resort is a recreational vacation resort rather than a residential community.  There is no full-time occupancy except for security purposes.

 

  • Do you have any occupancy requirements?

The City of Canton does not allow residential use of a RV within the City limits.  To provide recreational living, a minimum of one week per quarter must be given to the rental pool. To accommodate our owners who want extended stays, arrangements can be made to vacate the last week of one quarter and the first week of the next quarter to consolidate the owner’s time away.

 

  • Do we have to enter our cottage into the rental pool?

Yes, at least one week per quarter.

 

  • Can I arrange to have it rented by a friend or relative?

Yes

 

  • If I bring guests into the resort, do I have to pay any additional fees?

                No, owners do not pay additional fees.  You are welcome to bring guests on a space available basis.

 

  • What are the lot sizes?

Each lot is 30 X 50 with a minimum of approximately 18 feet between lots.  Some lots, however, are actually larger, due to the lay of the land and to retain the natural trees and plants.

 

  • Can I bring my own lawn furniture?

Upon purchase of a cottage, we offer a beautiful array of outdoor furniture available for purchase.  All lawn furniture needs to be consistent with the company’s guidelines and must be approved by the Mill Creek Ranch Resort Architectural Committee.

 

  • Am I responsible to carry my own insurance?

Yes. Our staff is able to assist you in securing insurance for your cottage.  You must carry personal property and general liability insurance on your cottage. We currently have insurance companies who offer this at approximately $600 yearly.

 

  • What happens if a renter damages my cottage?

Mill Creek will repair or replace the damaged item.

 

  • Can my extended family go in together and purchase one cottage for use by all of us?

Yes, but one person must be designated as the point of contact and responsible party.  At the time of purchase, a list of all owner names must be given to Mill Creek Ranch.  Only those people on the list will be able to use the cottage rent free as “an owner”.

 

  • What is the smoking policy for renters using my cottage?

The cottage owner makes the decision whether the cottage will be designated as a smoking cottage or a no-smoking cottage.  Mill Creek Ranch will adhere to the policy that is established by each individual cottage owner.

 

  • What does Mill Creek Ranch do to generate interest in rentals?

Mill Creek Ranch’s staff has an aggressive marketing technique to generate interest in cottages rentals which includes:  attendance at trade shows, bridal shows, mail outs and distribution of brochures at various locations including Canton Trade Days, radio and billboard and many other advertising opportunities.  We target churches, corporations, and community groups for their upcoming events. The completion of our beautiful 7,000 square foot lodge, with its ample meeting space, is a tremendous advantage for these groups.  The local attractions, Splash Kingdom, World-Famous First Monday Trade Days, and Twin Lakes Golf Course all attract men and women’s groups, as well as families.
